The problem with “for sale by owner”: When you try to sell your own property without a certified agent, you will probably achieve a lower sale price, and you risk not being fully protected. The vast majority of real estate sales are made by the professional networks (Centris in Quebec). According to a national study from Association of Realtors, 85 to 90% of those who try to sell are taking a broker within 12 months, the average price for sales with no agent is 15% lower than with a broker. Finally, real estate brokers are supervised by a self-regulatory organization (OACIQ) and their actions are covered by Professional indemnity insurance, which is not the case for sign vendors. (In an American National Association of Realtors survey, 70% of those who sold by themselves say they would never make this mistake again.)
